Typical Georgian terrace/villa re-roof: €50,000–€70,000 (size & complexity dependent)

  • Strip & re-slate (incl. membrane, counter-battens, battens):

    €200/m² (slate charged separately)

  • Slates:

    Salvaged where possible; new Blue Bangor approx €150/m² when required

  • Copper valley (strip/reconstruct/re-line):

    €500/linear m

  • Chimney flashings:

    €1,500 (per chimney)

  • Ridge tile re-bedding in lime:

    €100/m

  • Cast aluminium rainwater goods (gutters/downpipes):

    €200/m

  • Scaffolding:

    Project-specific (we’ll price per job)

Inclusions Recap:

Copper valleys & chimney flashings; proper valley falls; Roofshield membrane; stainless/copper fixings; lime-bedded ridge; firewall separation (standard or inline); cast metal rainwater goods.

Extras

Chimney repointing/rebuilds; copings/cappings; extended rainwater goods replacement; structural rafter repairs outside valley zones.
